Introduce your business and what you do there.
I’m a sales and procurement manager for an oil and gas company.
What challenge were you trying to address with TRICIA TURNER PROPERTIES?
We rent an office space. When COVID-19 hit, we had to renew the lease. However, during that time, the office wasn’t very occupied since most of our staff started working remotely. We asked for a reduction in the rent, and we brought TRICIA TURNER PROPERTIES on to negotiate our lease.
What was the scope of their involvement?
Tricia (Owner) helped us negotiate a more flexible lease with the landlord. In the past, it was a fixed term and price. We added some clauses that the real estate agent recommended. Tricia mainly helped us with the lease conditions by adding in more flexible terms.
The other service she provides is day-to-day maintenance and operations. She helps us check the property when required. At the start of the lease, we usually ask them to come and help us check whether there’s any feedback we should give back to the landlord. They have a checklist of things to look out for.
What is the team composition?
When we started using their services, we were in contact with multiple people, but we then went to one person. It’s easier to have one point of contact to handle the day-to-day issues.
How did you come to work with TRICIA TURNER PROPERTIES?
A colleague recommended them. I don’t think I’d switch to another company.
How much have you invested with them?
We’ve invested around $50,000–$100,000.
What is the status of this engagement?
We started working together in January 2020, and it’s ongoing.
What evidence can you share that demonstrates the impact of the engagement?
We have been able to save money from the more flexible lease. One of the KPIs we have is on the response time and whether the issue we raised got resolved within a certain time. They respond to us within three business days. So far, we don’t have any complaints.
They offer good customer service in terms of the handover and going through the checklist of items. We can also call them if there are any maintenance issues. They help us talk with the landlord. It’s nice we don’t have to do that ourselves because it’s very time-consuming.
How did TRICIA TURNER PROPERTIES perform from a project management standpoint?
For project management, I’d give them an 8 out of 10. They have a website we can go to, but I prefer making a phone call or emailing our contact person.
What did you find most impressive about them?
It feels like we’re working with a person and not a robot; they offer a very customized service. They try to help proactively as well. They get the issues resolved on time, and they’re reliable.
Are there any areas they could improve?
They could be more proactive in making recommendations on how to save money or make our lives better. They could come to us rather than us having to go to them.
