Tenant Advisors, Inc. is a tenant-only commercial real estate advisory firm representing office tenants across Chicago and the suburbs. Since 2004, we have represented tenants exclusively. We never represent landlords, list buildings, or manage property, so our advice carries no conflicts of interest. It's not just our name. It's all we do.
Co-founded by Tom Koelzer (Co-Founder & Managing Partner) and Dave Ven Horst (Co-Founder & Managing Broker), the firm has negotiated more than 2,000 office leases and brings 80+ years of combined experience to every engagement. Results: 32% lower net effective rent on a renewal, 26% lower on a Class A relocation, 7 months of rent abatement on a headquarters move, and an expansion at half the quoted asking rate.
How it works: landlords pay the brokerage fee as part of a standard commercial lease, so there is no cost to tenants. We start 12 to 18 months before lease expiration, build real competition between landlords, and negotiate rent, free rent, tenant improvement allowances, and flexibility rights through final lease language.
