I’m the co-founder and COO of a tech start-up.

What challenge were you trying to address with T3 Advisors?

We were subletting, the company was growing, and we needed a permanent space of our own.

SOLUTION

What was the scope of their involvement?

We chose T3 Advisors as our broker. They found our space, helped us negotiate the lease, and more.

They started by talking to different people and understanding our needs. Then, they surveyed our employees to find out where we all live. From there, they were able to generate a list of candidate spaces. We toured them and narrowed them down. Once we found the one we wanted, they helped us negotiate the lease with the owner and their broker. Ultimately we got to a point where we were ready to sign.

What is the team composition?

Our main point of contact was the primary broker, but there were about three people in total.

How did you come to work with T3 Advisors?

It was word of mouth. Additionally, some people on our team had worked with them previously. They had a positive experience, so it was an easy decision.

What is the status of this engagement?

We worked with them from July–October 2019.

RESULTS & FEEDBACK

What evidence can you share that demonstrates the impact of the engagement?

Everyone was very satisfied. We found a great space at a good rate, and we’re currently very happy in it.

How did T3 Advisors perform from a project management standpoint?

We stayed in touch through emails and phone calls primarily. We met in person many times as well.

What did you find most impressive about them?

They had good knowledge of the local real estate market.

Are there any areas they could improve?

No, nothing comes to mind at this time.

Do you have any advice for potential customers?

Be very clear on what you are looking for, whether you need lab space or an open concept. If you go in with a clear sense of your requirements, they’ll be well-positioned to help you find something that meets that.
