I’m the owner and president of a real estate investment company focused on multi-family and commercial properties.

What challenge were you trying to address with Realicore Real Estate Group?

We needed help with commercial real estate brokerage services and property management services.

SOLUTION

What was the scope of their involvement?

On the brokerage side, we’ve done several transactions with Realicore. They’ve shown me commercial and vacant land properties that they thought I could find interesting, and I’ve purchased a couple of them. Whenever I find a property that’s interesting to me, I call them and ask them to run it down for me and find out if it is for sale. If it is, they help me call the brokers to find out the transaction requirements.

Realicore is also involved in the negotiation process. I always tell them how much I’m willing to pay and share my terms for the buy, and they go to the seller to submit my offer. Then, they contact me if my offer requires changes, and we often make those changes to make the buy.

Additionally, Realicore manages my properties. Their involvement includes collecting rent payments, taking care of all the monthly bills, handling maintenance calls, and taking care of my properties overall.

What is the team composition?

I work with David (Co-Founder & CEO), Howard (Co-Founder), and two other people. One of them works on the administrative side, while the other meets with clients, shows them the properties, meets with vendors and service people, and handles all the property maintenance work.

How did you come to work with Realicore Real Estate Group?

One of my workers was doing some repair work at one of the buildings that I own, and David approached him and inquired about the building. My worker gave him my number and called me to see if I was in a position to talk to him. After we talked, David ended up bringing me a tenant for the building. I really liked Realicore’s operation, so I ended up working with them.

How much have you invested with them?

Realicore earns brokerage fees, and I also pay them a monthly fee for property management.

What is the status of this engagement?

We started working together around April 2020, and our engagement is ongoing.

RESULTS & FEEDBACK

What evidence can you share that demonstrates the impact of the engagement? 

I’m really happy with Realicore’s services because their work is fantastic. For example, they initially only managed one of my properties, and they told me one day if I was interested in buying new properties, to which I said yes. Two months later, they showed me a two-story office building that fit perfectly with my budget and portfolio, so I bought it the same day. Then, they helped me fill the building with tenants, which was great.

Additionally, I had a large, $20 million project that Realicore wasn’t part of. However, I’ve been so impressed with their work that I recently asked them to be my representative for that project. That’s how confident I am about their work, and I would recommend them to anyone. Overall, their transactions have been very well done, and everything has been timely and proper.

How did Realicore Real Estate Group perform from a project management standpoint?

Realicore is really good at meeting deadlines and taking care of my budget. Whenever I ask David or Howard to look into something, they do it immediately; they don’t leave me waiting for days.

We frequently talk on the phone, and they give me updates regularly. I also have access to Realicore’s property management online service, where I can go and see exactly how much rent has been collected, which bills have been paid, and other information like that.

One time, we noticed that an electrical bill came three times higher than it usually did, and Realicore immediately called me to let me know there might have been a problem. Then, they figured out what was draining so much power, and they took care of the problem right away.

What did you find most impressive about them?

Realicore’s responsiveness is their strength. Whenever I call them and ask something for which they don’t have the answer in front of them, they immediately find out the answer and call me back. Other providers usually take a couple of days to get back to clients when they don’t know something firsthand, but Realicore gets back to us within one hour after we call them. In addition to that, they’re very efficient and honest, and they have a good operation.

Are there any areas they could improve?

No, I have no complaints.

Do you have any advice for potential customers?

I definitely recommend working with Realicore. You won’t need to make any real efforts because they take care of everything all the time.
