I’m the sustainability manager of CADU Inmobiliaria, a real estate company. We develop, construct, and commercialize sustainable and affordable homes for the middle and lower segments of the Mexican population. We have a presence in several states and have sold more than 100,000 houses.

What challenge were you trying to address with Leaf Global?

We needed to obtain green building certification and implement measurable sustainability strategies in our developments.

What was the scope of their involvement?

Leaf Global managed the full EDGE certification process, including energy and water modeling, technical documentation review, compliance verification, and audit coordination. They supported the project through to final certification approval.

We worked together from February–December 2025.

RESULTS & FEEDBACK

What evidence can you share that demonstrates the impact of the engagement?

We achieved EDGE certification, meeting our sustainability targets for energy and water efficiency. We achieved 62% energy savings and 49% water savings versus the local baseline under EDGE. Beyond the efficiency metrics, we expect to benefit from reduced operational costs and improved resource performance over time. Currently, the savings and performance improvements are projections derived from the EDGE model. We haven’t conducted formal post-certification monitoring yet.

How did Leaf Global perform from a project management standpoint?

Leaf Global’s project management was generally structured, with clear technical coordination throughout the certification process. However, delivery timelines were occasionally extended beyond the initially anticipated schedule, which required additional follow-up to keep the process aligned. We primarily communicated through virtual meetings, emails, and messaging apps.

What did you find most impressive about them?

The long-term collaboration with Leaf Global has been particularly valuable. Over the past two years, we’ve developed a strong professional rapport, which has made communication more fluid and alignment on technical matters much easier.

Are there any areas they could improve?

There are opportunities to strengthen internal coordination, standardize processes across consultants, and enhance consistency in delivery timelines. Continued technical development within the team would also add value as projects grow in complexity.

Deliverables:
Reviewed and updated technical documentation addressing each observation (plans, calculations, reports, data sheets, etc.). 
Traceability matrix of addressed observations and final service closure report with a summary of findings and actions taken. 
Editable files (DWG, XLSX, DOCX, CAD, etc.) and PDF format.

I missed having better communication with the client. Occasionally, there was no information available regarding the activities carried out.

We needed to obtain LEED certification for our LARCO 791 project.

Leaf Global provided advisory support from the initial stages of project development, and coordinated across all disciplines to achieve the required points for the final certification. The team delivered emails, reports, tracking and compliance charts for each discipline.

Leaf Global delivered tracking and compliance matrices for each discipline. We achieved significant energy and water savings, specifically 35% in water and 22% in energy.

Leaf Global's proactive and timely follow-up across all project and construction milestones was impressive.

It would have been beneficial if Leaf Global had done a cost quantification and assessment for the implementation of additional features that could have enhanced our score.
