InspectOS is a certified property inspection platform operating throughout Portugal, part of the FAIRBANK PropTech ecosystem. Built in direct response to Decreto-Lei 10/2024 (Simplex Urbanístico), InspectOS addresses the compliance and liability gap created when mandatory municipal property verification was removed at point of sale. With 83% of Portuguese properties carrying at least one undisclosed defect and average hidden remediation costs of €12,400, InspectOS delivers the independent technical verification layer that institutional and private clients require before transaction close.
The platform covers compliance across DL 97/2017 (gas inspections), DL 101-D/2020 (Energy Performance Certificates), and EPBD Directive 2024/1275 (Renovation Passports, deadline May 2026). All reports are issued within 48 hours. InspectOS operates alongside its sibling platform PropCheck.pt, which handles digital document scoring and data intelligence, covering both the physical and analytical layers of the property lifecycle.

FAIRBANK, a foreign capital firm in Portugal, found a critical gap: no mandatory inspection, no independent verification, and after DL 10/2024, full defect liability transferred to buyers.
