InspectOS

InspectOS (inspectos.pt) is a certified property inspection platform operating in Portugal under the FAIRBANK PropTech ecosystem. The platform connects property buyers, owners, and institutional clients with accredited inspectors — including licensed engineers (Ordem dos Engenheiros), certified gas technicians (DGEG-registered), and ADENE energy

auditors — to conduct legally mandated and pre-purchase property assessments.

InspectOS was built in direct response to Decreto-Lei 10/2024 (Simplex Urbanístico), which eliminated mandatory municipal property verification at point of sale and transferred 100% of undisclosed defect liability to the buyer. With 83% of Portuguese properties containing at least one undisclosed defect and average hidden remediation costs of €12,400, InspectOS provides the independent verification layer that protects buyers before they sign the CPCV.

The platform offers five inspection services — from the entry-level Simplex Safe assessment (€450) to the Complete Bundle (€2,040) — delivered by certified professionals with reports issued within 48 hours. InspectOS also addresses compliance requirements under DL 97/2017 (mandatory gas inspections), DL 101-D/2020 (Energy Performance Certificates), and EPBD Directive 2024/1275 (Renovation Passports, deadline May 2026).

InspectOS operates as a distinct brand from its sibling platform PropCheck.pt, which provides digital document scoring and data intelligence. InspectOS handles the physical, on-site inspection layer of the property lifecycle.
