Developing and negotiating restructuring of debt, particularly for securtized mortgages. Evaluating portfolios of commercial real estate loans to advise on loan acquisitions, determine current portfolio risk for lenders, or recommend asset management plans. Analyzing current and projected cash flow and value, capital structure, borrower strength, property and market level risks and loan structure to determine recommended disposition for mortgages and other debt. Estimating current market value of real estate collateral by evaluating current market conditions and trends for rents, sales prices, cap rates, occupancy, etc. We have strong relationships with all types of major real estate capital providers, which include, domestic and foreign banks, insurance companies, investment banks, credit companies, pension funds, private lenders and hedge funds. Depending on the clients needs, we utilize one or multiple sources to complete a transaction that provides the most efficient and financially beneficial outcome to the borrower.
