"Great" Residential Complex: how we exceeded the plan to attract the leads three times and reduced their cost by one and a half times.
In six months, we managed to increase the growth in the number of leads by 107% and reduce the cost of attracting them by 47% in a highly saturated real estate market, despite the fact that the object was a quarter higher than the market average in the same area.
But, due to high competition in the market, we faced two barriers:
It is very difficult to "breakthrough" to the client through the dense advertising ‘noise’.
The cost of leads is high, and opportunities to optimize this cost are limited.
Realization
We build our strategy on the basis of the concept - "Absolute comfort on the first line of the Dnipro river"
We decided to launch all the sources of leads at once, but with a single message and message that could be traced everywhere. Repetition is the main point.
Dozens of tools and platforms were immediately launched: advertising on Google and FB: push-mailings, budynok.ua, address.ua, Viber, telegram-channel, YouTube-channel, dom.ria, lun.ua, OLX, and others. According to the law of synergy, all sources influenced each other and created a whole brand of RC, in which comfort is above all.
A lot of attention has been paid to making really high-quality content that you want to watch and watch.
Goal #1 was to accelerate the sale of apartments by increasing the number of leads by + 40% to the average monthly involvement of leads (or more than 800 leads per month) by May-December 2020.

We will analyze the current case on the example of working with this residential complex. RC has been under construction since 2009, and has 24 commissioned houses; the hallmark of this complex is a large green area: parks, and lakes. A new 7th stage is currently under construction.

How does PPC work in the war against Russia?
From 24.02, Svitsoft with TOP DOP agency and Who Are You agency decided to join the fight against Russia's aggression as a part of the informational front of Ukraine.
On the fourth day of the war in bombshells, we created the website-aggregator of top volunteers organization in Ukraine, translated it into nine languages, and launched this project on several channels - PPC, social media, and Youtube.
During the war, volunteers usually do not have enough time to promote their activities outside the country. However, the support of an international audience is significant to them.
Therefore, we decided to help Ukrainian volunteers and do this work for them.
Thanks to the support of our clients, during this period, through the РРС, social networks, and the YouTube channel of the project, we managed to get:
-coverage of almost 7 million
-conversions of almost 8 thousand (excluding conversions from YouTube)
-more than 30 new videos for YouTube and Tik-Tok of the project
-assembled a team of 20 highly motivated middle and senior volunteer marketers and translation agency pereklad.ua.
In 12 years, we have learned to squeeze the most out of advertising traffic and multiply the money invested in advertising.

Re-building of consumers' trust by Kyivmiskbud

At the end of 2019, the news about the corporation Ukrbud has shaken the real estate market.
Ukrbud used to be one of the largest Ukrainian construction companies, which, due to the corrupt activities of the owner, was unable to fulfill its obligations to investors of several dozen of its constructions.
Customers were afraid to invest in residential property, driven by risk avoidance of lost money due to unfinished construction.
Kyivmiskbud took over 17 objects from Ukrbud in 2020. All of them were required promotion to have a chance to sell apartments that are not sold yet.
Additionally to the traditional challenges of the property market, low price elasticity, and informational market saturation, a new barrier appeared – no trust in the residential objects inherited from Ukrbud.
So we focused on restoring customer trust.
Or a primary line of communication was that Kyivmiskbud always complete the construction, not only for its own objects.
We use both – short-term triggers and long-term brand communication -to restore customer trust in all real estate markets overall and Ukrbud inheritance especially.
The campaign was split into 3 stages:
Stage 1 – awareness building, trigger to consider
Stage 2 – work with barriers and support in decision making
Stage 3 – the final argument
Every following step was optimized, based on the learning about the customer, gained from the previous one.
By August 2021 we overperformed upon our targets. But also apartments in 8 residential complexes inherited from Ukrbud, were sold out. Three of those objects were still in the process of construction.

Introduce your business and what you do there.
I’m the co-founder of Address UA, a real estate classifieds online business. We were one of the leading companies in Ukraine. Our revenue before the Russian Invasion was around $200,000 per month; 95% of it came from real estate developers. Now, we’re trying to target Kazakhstan as a market because they speak the same language and have the same business environment.
What challenge were you trying to address with Svitsoft?
We needed to jumpstart the product and rethink many business processes. Therefore, we were searching for a one-window solution that could help us with the company’s rebranding and product’s face-lifting. We tapped into Svitsoft’s expertise to help us attract cheaper traffic, make more sales, and develop our core products, such as our platform.
What was the scope of their involvement?
Svitsoft has helped us to rebrand and facelift the product design. Essentially, they’ve created a new brand identity to help us with the sales process. They’ve also helped us with Facebook and Instagram.
What is the team composition?
I mostly speak with George (Co-Founder & CEO). Still, our operational director has spoken to many other people, including some accountants, a product manager, SEO people, email marketing specialists, and more. However, I don’t know all the people he deals with.
How did you come to work with Svitsoft?
I met them about six years ago. We were looking for advertising agencies to serve as a channel for our sales department. Back then, I was engaged in the company’s operations, and one of my tasks was to meet every head of agency that dealt with new real estate development in Ukraine. They tried to sell us their services, but we signed the contract with them until late 2018.
The tipping point in the decision was that advertising is a business of relations, so we were looking for a well-connected person who had good relations with key real estate developers. We thought that if we could tap into the expertise on one side and the relations on the other side, it could be the key to our growth. Svitsoft was a leading digital agency that helped Ukrainian real estate developers to market their properties. They had extensive experience in digital marketing of new developments.
How much have you invested with them?
We’ve spent around $200,000 on the IT contract over the past two and a half years. In total, it’d be a rough estimate of $300,000–$400,000.
What is the status of this engagement?
We started working with them in September 2018. After the Russian Invasion began, no real estate developers would pay for leads because you can’t sell real estate when the city’s being bombed. Right now, we’re evaluating the possibility of rolling out in Poland or Kazakhstan.
What evidence can you share that demonstrates the impact of the engagement?
All the marketing metrics that they provide are primarily around social media engagement. They provide reports every month, and all the other metrics are calculated in-house. We’ve seen an increase in product, revenue, and social media metrics. Also, we’ve increased the revenue. We doubled the sales in 2020 and once again in 2021. Although we can’t say it’s entirely due to their work, they’ve certainly contributed to those results.
Moreover, we’re amazed by what they’ve done. Everything has been on a professional level. We’re happy that we chose to work with Svitsoft.
How did Svitsoft perform from a project management standpoint?
They have different people running different aspects. Overall, they’ve done a good job, but now knowing some of the factors, I’d probably put more control into certain aspects for them to deliver better and faster.
We use their tracking software, lead management system, and Trello for management. Our means of communication are calls; we have weekly meetings with everybody from both sides. I sometimes jump on them, but I mostly have direct calls and emails with the co-founder on strategic goals. On the operational side, we’ve had our operational manager, product manager, and head of marketing speaking with them, so I’m unaware of any conflicts on that level.
What did you find most impressive about them?
Their high level of expertise makes them stand out. Svitsoft manages every aspect of advertising in one window and has many different specialists under one roof, allowing synergy. Also, there’s a human aspect. Sometimes when dealing with an advertising agency, it feels like they pursue their own interest. However, their team recommends things that are more beneficial to us. It’s rare to have a contractor with that human perspective, and it’s really worth it.
Are there any areas they could improve?
In general, I’ve been fascinated by the marketing side, but they could do much better on the product’s project management. We’ve had too many delays, bugs, and downtimes.

We focus on performance marketing, so the main goal for us is lead generation, and also traffic. SvitSoft was responsible for Google Ads, Facebook ad targeting, sms marketing, email marketing, collaboration with profile real estate online portals. Developed mobile app for our company.

Taking into account the goals and Kyivmiskbud's market positioning we developed a digital strategy for each communication channel, created and adapted messages, creatives for different audiences and placements. (in the process of our long-term cooperation, messages and creatives were constantly updated depending on the goals, the launch of new residential complexes for sale, the search for a new audience and new communication formats).
All settings and optimization of advertising were done on the SvitSoft side: Google Ads: Search advertising, Display Network, remarketing Used by Google My Business: official confirmation of cards for each residential complex, filling, updating news, generating calls. Facebook (+instagram): lead generation and traffic ads. Made automatic uploading of requests from Facebook lead forms to our CRM for quick processing by our sales managers.
Sms, push, email marketing: collecting a contact database by integrating subscription forms on Kyivmiskbud's website (Mail Chimp, One signale), division of database by interests for targeted messages, setting up automatic message chains, copywriting, sending messages after approval with us. Agreed on cooperation with online real estate portals.
On our order, SvitSoft developed a mobile app "LiveIn" for us. We faced the problem that it's difficult for customers to navigate in a large selection of apartments for sale. And together with SvitSoft , we developed and launched an app for a convenient choice of apartments: enter the parameters you are interested in and you will be shown only those apartments that correspond to them.

The main goal for us is lead generation and main KPIs of the success of cooperation were the number of interested customer requests to the call center and target customer acquisition cost.
Because of NDA, I can share results only in %. Сustomer requests to the call center: 2018/2017 +86% It was a start and it was easy :) 2019/2018 +17% The real estate market is highly competitive in Ukraine and this result was positive for us 2020/2019 -14% 2020 was Covid year.
Success rates have fallen for everyone in the market. we managed to finish the year with a minimal drop compared to other competitors. 2021/2020 +8,05% According to our internal research in 2021 our CPL (cost per lead) was one of the lowest on the market among competitors. We are satisfied with this result of cooperation.

What was the scope of their involvement?

Ukrbud Development is a large construction company based in Ukraine. I am the chief marketing officer of the company.
What challenge were you trying to address with SvitSoft?
We needed to analyze our market and better-reach our audience.
What was the scope of their involvement?
SvitSoft has good experience in tracking different market audiences, especially in the digital area, with Google Ad Words and other platforms. They started an Ad Words campaign for us and tracked the data resulting from it. We needed to describe our marketing communication with the digital audience through actual numbers. SvitSoft has architected a tool which we’ve applied into our marketing program. It’s a lead-management system which shows us the advertising communication with our audience and helps us understand what messages we should be bringing forward, thus maximizing the efficiency of our marketing plan.
They set up different phone numbers for each of our landing pages, allowing us to track communication down to individual calls.

What is the status of this engagement?
We started our initial conversation with SvitSoft in December 2013. The project started in 2014. Our work is completely ongoing.
Could you share any evidence that would demonstrate the productivity, quality of work, or the impact of the engagement?
We have built a strong system which tracks all customer communication, from emails to banners and remarketing implementations. The system has increased our gross income by five or ten times, and we’ve grown as a company. We have gone from 12 houses at the beginning of the project, to more than forty. I attribute the growth to our own team as well, but SvitSoft was a big part of this success.
How did SvitSoft perform from a project management standpoint?
We have used Gantt diagrams, email and messenger tools for the collaboration. It has been a great experience, and has led to quick ticket resolution times. We’ve had a systematically-structured plan and process for describing how to get to our current point.
What did you find most impressive about SvitSoft?
They were able to make decisions with good speed, and take action. My experience with SvitSoft has been the best one I’ve ever had. They were able to solve many of our problems immediately after we communicated them.
Are there any areas SvitSoft could improve?
Having more face-to-face meetings would be good. We’ve communicated only through messengers and other electronic tools, but we would like to invite their team for a game of football or other real-life activities. We plan to recommend SvitSoft to other divisions of our company.

Introduce your business and what you do there.
I'm the marketing and copywriting manager at Top Dog Marketing Agency. We are a full marketing agency, but we do that with our partners. We are located in Kyiv Ukraine.
What challenge were you trying to address with Svitsoft?
We hired Svitsoft to provide digital marketing services for our company.
What was the scope of their involvement?
We’re working with them to create a huge and effective line of products in quality and professional advertising on social media. They have very professional managers working with clients, as well as partners that create good and effective videos for ads and PR. They also cover social media marketing.
What is the team composition?
We interacted with about 20–30 people from their team: their director, assistant managers, Google team, social media team, videographers, and content creators.
How did you come to work with Svitsoft?
When I joined our team, we were already working with Svitsoft. I am not sure of the process they used to hire to hire them.
What is the status of the engagement?
Our partnership kicked off in April 2017, and we are still working with them.
What evidence can you share that demonstrates the impact of the engagement?
The number of people who want to buy or are interested in the product have gone up about 200%.
We started with the project with fewer numbers, and by the end of the year, we had increased up that number two times, and even more across other projects they were working on.
How did Svitsoft perform from a project management standpoint?
Their managers are hands-on with whatever we need and cater to our needs accordingly. We tried to use JIRA as a project management tool, but handmade reports were the best. We communicated through Messenger calls, video calls, emails, and in-person meetings.
Statistics come from Google Analytics. Svitsoft creates reports every month detailing effectiveness and their costs.

They are patient and behave like the people who want to bring you the most effective results. Their deep, professional level of services covers nearly all aspects of advertising.
