Modular Concepts is a family-owned commercial cleaning and facility maintenance company headquartered in Marlborough, Massachusetts. Our story begins in 2008, when our team first entered the commercial cleaning industry as a franchise operator. In 2014, we became a fully independent family-owned company, Modular Concepts LLC, and that independence has guided every decision since.

Today our team of roughly 100 professionals serves businesses across Massachusetts, Connecticut, and Rhode Island, with growing coverage in Hartford and Providence in addition to our long-standing MetroWest, Worcester, Springfield, and Cape Cod operations.

Our clients include office buildings, medical and healthcare facilities, schools and educational campuses, industrial and manufacturing sites, warehouses, non-profits, religious facilities, property management companies, and post-construction projects.

Our core services include commercial cleaning, janitorial services, office cleaning, commercial floor care (strip and wax, buff and burnish, polished concrete, tile and grout), commercial carpet cleaning, post-construction cleaning, licensed commercial kitchen hood cleaning, and commercial pressure washing.

We also offer commercial window cleaning, day porter services, and one-time office deep cleaning. Our licensed kitchen hood cleaning service covers any commercial kitchen, from restaurants and schools to hospitals, corporate cafeterias, and senior living facilities. 

We weave community giving and local non-profit support into the way we operate, so your facility's cleaning contributes to social impact as well as environmental responsibility. Every team member is verified through in-house background checks and industry-aligned screening via ISSA and BSCAI, both of which we hold active membership in. 

What sets us apart is how we structure the relationship. We operate month-to-month not long-term contracts.
