Clubhouse LA MANCHE is a premium class residential complex from the largest Ukrainian construction company “Ukrbud”. For its presentation and sales organization we have created several types of content: – classic visualizations of the interior and exterior; – innovative visual solutions with real-time visualization for the presentation of the project on the touch table in sales department; – VR tour for presentation in a specially equipped VR room; – projection video.
First of all, we created a lot of renders, videos and 360 panoramas for web with Nvidia Ansel engine to achieve the highest quality and resolution. As for VR, the optimization of this solution requires the stable operation of the application with a frequency of 90 frames per second (FPS). To normalize the FPS level, it was necessary to divide the entire scene into a ~ 40 Streaming level and add a level of detalization (LOD) for all possible objects (backyard and vegetation were the most complicated ones). It allowed us to raise the FPS level from 30 to 80. For example, our VR project implied the ability to transfer from the lobby to any apartment through the menu bar or manually via keyboard (with the help of a salesperson, while the client is in the VR helmet). When testing the early version of the application, we found out that teleport did not work correctly — when switching to the apartment, the client appeared everywhere but not in the corridor near the front door: behind the door, behind the wall, in the next apartment, or in a black void. We decided to put into each apartment a special marker to transfer a customer in its coordinates. But didn’t fundamentally solve the problem, as for the engine the player’s coordinates were not the helmet position, but the center of the playing space. VR application with a virtual manager for the apartment interior demonstration
Virtual tours based on VR technologies are becoming a more and more popular way to demonstrate apartment interiors. That makes sense, as this is a great tool to show an object that has not yet been built, to give the user a feel for space and immerse into the atmosphere.
Our team is already familiar with all of the above functionalities and used them in projects, but this was the first time we had to deal with video integration into the VR application. One of the main features of this project is the integration of a video image of a guide (hostess), whose character accompanies the user on the apartment tour and tells him about the special aspects of the accommodation. The video footage was shot separately on the green screen, and we integrated the finished file into the project using Unreal Engine 4.
We combined different technologies and technical capabilities in the VR application to showcase the interior of an apartment:

• 3D planning of the room for easy navigation

The application has advanced functionality, but we made sure that the interface is simple and user-friendly. Development of the AR application for residential complex "INTERGAL CITY"
Our team developed the augmented reality application for a residential complex of “Intergal Bud” construction company. The application makes it possible to demonstrate the exterior of the complex both in natural and night-time lighting.
We made this AR application universal in terms of user experience and usage of augmented reality technologies: this solution is based both on marker-based and marker-less technology.
This AR application has become one of the most important marketing tools for the promotion of the residential complex. It helps sales managers effectively and technologically demonstrate the architectural features of the “Intergal City”.

3DTOUR developed an AR application for UkrBud development company
The application developed for UkrBud as part of the promotional campaign of the new residential complex makes it possible to demonstrate the facades of individual residential complexes and apartment layouts in augmented reality. ABOUT THE PROJECT We developed the application as a part of the promotional campaign of the new UkrBud residential complex. It allows to demonstrate the facades of certain residential complexes and layouts of units in augmented reality. CHALLENGES We used marker-based technology to create the application. We put a styled logo (serves as a marker for augmented reality) on the business cards of the company’s representatives. When you point your smartphone camera at the logo, a miniature of the house appears on the business card. In addition to the presentation, the application serves as an additional communication channel: each user can contact the manager and receive regular notifications about company updates, discounts, etc. RESULT The AR application has become one of the main tools in the marketing and sales process due to the fast, effective and technological demonstration of the residential complex, as well as the possibility of prompt communication with the company manager.

360° immersive widgets for Mitsubishi Motors
In search of an effective solution for the presentation of a new model range of Mitsubishi Motors cars, we conducted research with the client, taking into account the specifics of the audience, budget, and terms. As a result, we settled on website interactive widgets with gamification elements. In order to reduce the loading time of the widget and at the same time keep the maximum quality of the photo material, we used an approach that is based on key frames, where the main frames are of the highest quality, and the intermediate frames are of the minimum. We have developed a system of multi-level hotspots that reveal the features of an object as the user gets acquainted with it. So, when you click on the hotspot on the car, the next one inside the trunk opens, and so on. This interactive element contributes to the detailed acquaintance of the user with the new car and creates the effect of presence, which ordinary photos usually lack. In order to focus on certain technical features of the car, we shot some elements separately and presented them in the form of simple animations — whether it is an opening door, a lifting hood or trunk lid, etc. We have added pop-up information windows with a short description of certain features, as well as gamification elements — the user is offered to find all active elements and hotspots. These solutions make widgets informative and interactive. For the presentation of the new Mitsubishi Motors cars product range, we have created several interactive widgets that include 360° flyovers and panoramas of the car interior. We also developed and integrated a custom player for their proper presentation. To show the technical features of the new models, we have developed a system of multi-level hotspots and animations. In addition, we paid special attention to the post-production of flyovers and interior panoramas, making them as detailed as possible.

Tairovo Gardens - ARCHVIZ | Virtual Tour | AERIAL
Tairovo Gardens is one of the largest and modern neighbourhood units of Southern Ukraine. It has extensive infrastructure: a residential complex, school, kindergarten, mall, sports ground, market and even a pool and a boulevard. For Tairovo Gardens we have developed a virtual tour, which contains 15 ground and 2 aerial panoramas; a web interface for its presentation and additionally — over 30 renders of the neighbourhood unit. It was a complicated and time-consuming task. Not least because of the area size: we've spend a few weeks preparing and optimising a 3D scene, keeping high polygonality and maximal detalization. We have shot panoramas in different time of day and payed a special attention to shadows during rendering. We marked hotspots to help users navigate the virtual tour. We have integrated 3D model of the neighbourhood unit into a photo material. This solution is super convenient for byers: it allows them to class the general view of the complex, its location and infrastructure, even estimate a sunny side of apartments and view from the window.

3DTOUR developed a complex visual solution for Biarritz clubhouse
Biarritz — is a premium class clubhouse, located in Odesa, one of the most popular and colorful cities of Ukraine. Project developer: “AVA group” company. MODELING OF THE FACADE IN AN ECLECTIC ARCHITECTURAL ENSEMBLE WITH BAROQUE ELEMENTS — IS A SOPHISTICATED PROBLEM. Modeling the complex architecture of the facade with a lot of stucco and other decorative elements kept us on the hop ? In addition, we needed to conduct a series of experiments to create an aerial flyover 360 for the property with a change of day and night and the integration of a 3D model of the building. SOLUTION To speed up the workflow, we completed the render of the main working material in stages. As we’ve shot the video material for the project at different times of the day (morning, afternoon, evening), therefore, in further processing of the material, we paid special attention to the shadows. To increase the realism of the environment, we used aerial photography materials, and seamlessly integrated the 3D model of the complex into them. RESULT This project was challenging for us, and we faced up to this challenge. We have created visual materials: architectural visualizations, a virtual tour, and a video presentation, which you can see on the Biarritz website. They are also used in clubhouse marketing campaigns. We successfully apply the acquired experience in our current projects and other similar tasks.

Everpano ArchViz 3DTOUR with 3DPLANS
"Park Lake City" is a club country house with well-developed infrastructure from a construction company DIM. Within the framework of the project, we developed a complex visual solution to present interiors: 3D tours, 3D plannings, and photorealistic renders. We worked out 3D planning in detail and focused on lighting: both artificial and soft natural light, that сomes through the windows. Speaking of 3D tours of apartments, our team created them using the Everpano software. It allows users to immerse themselves in 360 content like never before, feel the volume of space, and realistic three-dimensional transitions. Visualization of interiors and creation of renders for this project was not a big deal, since we already had a readymade 3D scene. However, such tasks still require artistic taste and accuracy when setting up the camera, lighting, and further post-production. 3D tours in this project are mixed: panoramas are combined with real 3D space, which helps to achieve the effect of smooth 3D transitions between panoramas. By the way, such tours can be easily used in VR mode, for example with the Oculus Quest headset. Also, we create a light user interface with minimalist elements that allow 3dtour to do it main task - help to find the best new apartments. For the "Park Lake City" residential complex, our team created 3D tours, 3D plannings, and high quality renders to present apartments interiors. Due to working with Everpano software, we managed to achieve realism and volume in the perception of space, created the effect of 3D transitions between panoramas. Architectural visualization for Oasis residential complex close
Oasis residential complex from Ukrainian company Bud Development is a combination of good location, modern architecture, and of course high quality. As a studio, responsible for architectural visualization and visual content, we were challenged by the level of this residential complex. We put a lot of application to work, not only to modeling and visualizing the facade, but also to the preparation of photo content of the surroundings. We have worked closely with the marketers of the developer and delivered a wonderful result that the contractor, the customer, and future residents of the Oasis residential complex enjoy.

VR Application for Decathlon
Decathlon is the largest sporting goods retailer, that operates in 49 countries. It has launched its second store in Kyiv and we created a VR solution for it. The application includes 3 mini-games: skiing, sledding, and snorkeling. We also set up 2 autonomous VR zones in the store, which are easy to use and enjoy for customers, and simple in maintenance for Decathlon employees. More than 100 visitors experience VR applications every day.

Live 360° Virtual tour and Video Advertising For Pharmaceutical Company
For Marifarm LLC, Slovenian pharmaceutical company we created a Virtual Reality 3d tour (with 360° aerial panorama, 360° photo panoramas, video embedded and User Interface for a tour) and a promo video to present at conferences and events. It helps acquaint potential partners, clients, and newcomers with manufacturing processes.
Our team had to work in specific industrial conditions (we had to wear a uniform and cover technique). Nevertheless, we captured the most important moments of each stage of production.

The video is on website, and according to the analytics, it is very popular among English-speaking audience. Overall, this VR tour is a great help for us when it comes to presenting and telling about our company. The manufacturing is quite big, and it can be especially hard to explain specifics of production departments and cover all aspects of process. So each head of a department is actively using the video in their presentations -- on conferences, for partners, for future employees. Moreover, there are some areas that have limited access, so we have filmed the processes there and now all we need to do is just show the video without interrupting the process. This video helps us show that our manufacture is compliant with GMP standards. We show this video to different audiences and it works better than any words. As we all know, seeing is believing.

I’m Aleksey Kulik, the CMO of Ukrbud. We're the largest construction company in Ukraine, uniting dozens of state and private enterprises all over the country.
OPPORTUNITY / CHALLENGE
What challenge were you trying to address with 3DTOUR??
We were in the middle of constructing our new residential complex Spas Sky and LA MANCHE. We required high-quality visual solutions for our marketing campaigns and sales departments.
Apart from that, we've already had quite a few built and unbuilt objects, and we wanted to create a complex visual solution to display buildings and their locations.
What was the scope of their involvement?
For both of our residential complexes, we not only wanted to create only classic panoramic views and traditional real estate presentations, but also to incorporate innovative visual solutions into campaigns.
Together with the 3DTOUR team, we’ve come up with real-time visualizations for touch table showcases for our sales department, VR-presentations in specially equipped VR rooms, and a projection video for a projection room.
What’s special about this project is that it includes an overview of a building along with its surroundings. There’s also a walkthrough in every apartment that shows a realistic view.
As for the map, 3DTOUR offered to create aerial shots of the objects to show panoramic views from windows. The residential complexes are widely scattered all over Kyiv city, and we didn’t have a broad picture. Some time later, we came up with an idea to combine them into a major solution.
So, based on the aerial shots, 3DTOUR created high-quality VR content, including a map with plotted residential complexes and 3D panoramas that showed the view from a building’s windows.
What is the team composition?
Overall, we involved over 10 people for these projects.
How did you come to work with 3DTOUR?
We’ve been working with 3DTOUR for a while and had a couple of small projects completed. When it came to serious and grand-scale projects, we had no doubts about involving 3DTOUR.
What is the status of this engagement?
We’ve worked with them for eight months between 2016–2017 and another four months between 2018–2019.
We started back in 2016 with a small piece of work: the aerial shots for a couple of our residential complexes. We didn't expect that to scale as much as it did. But then we saw the opportunity for a much more sophisticated solution and decided to go with it.
So, we've spent over half a year to complete it and achieved a great result. We cooperated closely. They quickly got us what exactly we wanted in the end, were opened to our suggestions, and were proactive on their end.
RESULTS & FEEDBACK
What evidence can you share that demonstrates the impact of the engagement?
Regarding the virtual tours created by the 3DTOUR team, they are now active sales assets for our team.
Our sales reps work with customers in a specially equipped VR room (which was also organized by 3DTOUR) using HTC Vive pro headset. The space of the room gives our clients a deeper level of immersion than a regular office presentation because there are no obstructions nor distractions. Moreover, it's always available and set up, which saves time.
The map is also an effective tool for our sales department. We’re able to inform our buyers in much more detail then we used to. They can not only check out buildings, but also views and locations. It's a complete showing of our residential complexes, and a flexible instrument for our marketing campaigns—we can choose any VR tour of any object and place it in any website needed.
Overall, it’s a huge step forward for us technologically. But, of course, the most vivid evidence of our VR projects' success is the amazing feedback from our potential customers, who have converted into buyers.
What did you find most impressive about them?
3DTOUR team is a pro team. They are open to our ideas and are always willing to share their vision and make suggestions. They bring their A-game and deliver everything on time. We can trust them and be sure that we’ll get high-quality materials.
How did 3DTOUR perform from a project management standpoint?
They were good. The communication was well-established, and we could always chat quickly via Telegram or phone. The approval processes were quite quick. Everything was transparent, and we developed a mutual understanding.
Are there any areas they could improve?
They are high-caliber professionals, and I don't see anything that I'd like to improve at this point. We are completely satisfied with the job they did for us.

Thanks to the smooth communication project was going evenly. We shared with the team original materials however they are needed to be updated and guys treated it with understanding and finalized the materials It was easy to build a common productive work because guys are very organized and always stick to deadlines. The working process was structured and broken down into stages which was completed in time.

flexibility and open-mindedness fast adoptation for issue quickly figured out the technical features of an unfamiliar product

For what projects/services did your company hire 3DTOUR, and what were your goals?
It was needed to come up with a tool for presenting our flagship project - a residential complex INTERGAL CITY (ultramodern architecture in the city center) that had not yet been built and realize sales of what had not yet been realized. Also it was created VR zones for the sales department and outdoor events (exhibitions, etc.)
How did you select 3DTOUR and what were the deciding factors?
We had meetings with different stakeholders and understood that we needed a VR. After a market research we have chosen 3DTOUR among others because we saw analogical products with immersive graphics and detalization

As 3DTOUR noticed this complex was really large and complicated for visualization and had a number of technical limitations. We would like to have a solution with the opportunity to walk across the territory of the complex and see the interiors of future apartments. 3DTOUR created 3-5 virtual showrooms with design interiors and were very detailed. For others the Team created less detailed prototypes with typical furnishing. Guys admitted that the VR project developed using Unreal engine and AR application was created for Android and IOs on Unity Platform.

We communicated directly with the project manager and some developers. And as we know in the project was involved some Unreal agent developers, 3D modelers, UI/UX designers, Unity 3D developer.

As a result 3DTOUR team developed a VR zone of complex presentation (both exteriors and interiors) with special software, which is placed now at our 2 sales departments and is used for outdoor events. And also AR application for Google Play and App Store.

It was productive and fruitful work from both sides. Generally because our communication went easily and naturally even despite the complexity of architectural objects. 3DTOUR team even consulted us with questions which were not related to the project.

Sometimes we had a lot of work and couldn't send needed material in time. However, the guys understood it and despite different nuances we finished the project in time.

To promote a special, tailor-made version of social Renault Master for disabled people, especially for fleet clients with help of a landing page on our site with this 3D showroom.

We saw the example of 3d tour with other automotive brand, so we decided to try this new format for us.

We needed to present a social car with a ramp and a lift that was made for disabled people. Also there were stroller holders, etc. 3DTOUR team created a very detailed and functional instrument for introducing our product. They made interactive widgets with gamification elements.

We communicated directly with the project manager. However, we know that in the project involved photographers, technical designers, UX designer and developers.
Can you share any outcomes from the project that demonstrate progress or success?
3DTOUR team created interactive widgets that include 360° flyovers of the car interior and exterior. To show the technical features of this specific car, they have developed a system of multi-level hotspots and animations. In addition, they paid special attention to the post-production of flyovers and interior panoramas, making them as detailed as possible.
How effective was the workflow between your team and theirs?
It was a flexible workflow, the good reaction of the project manager with respect to working time and frames.
What did you find most impressive about this company?
I find their price/quality ratio the most impressive.

And to demonstrate production in virtual reality, was also created an Android application for the Samsung Gear VR.

We have recently launched our second store in Kyiv. We’ve been thinking over a special opening program and a modern tech solution, that would work well in a long-term perspective.
What were your goals for this project?
3DTOUR team developed 3 VR mini-games and set up 2 autonomous VR zones in the shop. As none of our store employees have relevant VR experience, the team trained them and set up settings in the app for easy control. The store employees can turn the apps on/off for each zone, enter a session limit in seconds, set the interval between sessions, and regulate movement speeds in each game. It is also possible to enter the minimum allowable interval between sessions for users to avoid the queue.

3DTOUR created 3 mini-games in virtual reality: skiing, sledding, and snorkeling. The team also set up 2 autonomous VR zones in the store and trained our employees to handle them.

Can you share any information that demonstrates the impact that this project has had on your business?
On the day of opening, VR zones were one of the most popular points in the shop among other activities, attracting both youth and adults. Now it’s been more than a month since the opening, and according to the statistics, over 100 people experience VR zones every day.
How was project management arranged and how effective was it?
Great. We’ve been in touch throughout the whole project and witnessed how involved the 3DTOUR team was in this project.
What did you find most impressive about this company?
They are professionals and very pro-active. They have delivered the solution in time, helped us in every aspect throughout the whole workflow. It’s a new experience for us, and all our team and customers enjoy it.
Are there any areas for improvement?
Not that I could think of. I’ve actually recommended them to our other department in Poland, I believe such solutions could get into the act by involving more users and sports fans.
